Home Inspections And Why You Need One

With the new changes coming to the way realtors can do business, some home buyers might find themselves lost in the confusion. This might happen by not using a buyer's agent, or the seller might not want to offer any commission for the buyer's agent. However, no matter how the buyer ends up there, it could possibly lead to a road of difficulties.

There is a lot that goes into buying a home: negotiating, the endless amount of paperwork, coordinating different tasks, title companies, etc.

If I am buying something, do I want the person representing the seller to negotiate the best deal for me with the seller? If I went anywhere to buy anything, would I expect the salesman to rally against the company they work for on my behalf to get me the best price? Of course not. They have a job to do.

And, in this real estate fiasco, it's not a question of integrity with a dual agent, but they were already hired by one party, and they have a job to do. They are in a gray area. Maybe they just don't fight as hard for either side as they normally would, hoping to find that middle balance between both parties.

There is seldom an acceptable reason for not getting a home inspection. It makes no difference if the home is brand new or one hundred years old. There are always issues. For the seller, if you want to get ahead of the game and avoid the outcome of an inspection, then consider a pre-sale inspection. For the buyer, never be talked out of your rightful inspection for any reason.
